TELLICO VILLAGE - LOUDON TENNESSEE

Nicknamed the Lake Capital of the South, Tellico Village is an established Tennessee lake community hugging the shores of 16,000 acre Tellico Lake. Three championship golf courses, a yacht club, world class wellness center and one of the friendliest neighborhoods define Tellico Village if you’re searching for Loudon real estate. We’ve collected 18 property owner reviews to date and the property owners were quick to tell us about life at Tellico Village at the base of the Great Smoky Mountains.

When searching for where to retire in Tennessee, top on a buyer’s list is which is the friendliest community? Tellico Village has the advantage of decades of experience behind their belt, coordinating social clubs and community events for like-minded retirees. Our colleague who lives at Tellico Village shared with us how newcomers become ‘instant family’. She shared with us a list of more than 60 social clubs which include dancing of all types, quilting, art, tennis and golf leagues, photography, boating clubs and more. The hottest new sport at Tellico Village is Pickleball.

The newer 27,000 square foot Tellico Village Wellness Center has become the hub and central meeting place although the 17,460 square foot Chota Recreation Center and Kahite Activity Center are busy event venues too. Our colleague chuckled sharing with us that once newcomers plug into the community, they’ll become so busy they may need a vacation to take a break. Although Tellico Village is not in the heart of the city, this Tennessee lake community is ready to challenge your adult lifestyle desires. Tellico Village is big staying connected with its residents. They have their own television channel and telegrams are sent each week providing residents the latest news. To us, Tellico Lake is one of the best boating lakes in Tennessee. There are almost a dozen waterfront restaurants to stop for a meal and entertainment.

Tellico Village is about 30 minutes southwest of the famous Turkey Creek Shopping Complex in West Knoxville. Home prices appear to have bottomed out in January 2012 and are now averaging $189k. RARITY BAY - VONORE TENNESSEE

The merry go round continues at Rarity but this horse ride sits atop a lakefront paradise. According to Luke Noe, VP of Sales at Rarity Bay, American Harper Corporation has acquired the Rarity Bay golf club. We discovered the only registered officer of American Harper Corporation to be Ted Doukas, according to the Nevada Division of Corporations. After researching the web to learn more about Ted Doukas, we discovered Ted Doukas is a principal of Athena of S.C. and the recipient of two judgements against Rarity real estate developer Michael Ross. According to KnoxNews, Athena of S.C. also provided $4.1 million dollars in debtor-in-possession financing for Rarity Pointe. The bottom line when the Rarity Bay ride stopped, this golf club is now in the hands of American Harper Corporation.

We've liked Rarity Bay since the very first day we toured this Eastern Tennessee lake community because of this rolling tract of land hugging Tellico Lake providing stellar views of the Great Smoky Mountains. During our visit, we observed six homes under construction and was informed two more homes were under going architectural review. Noe shared with me Rarity’s 2011 closed sales statistics; 10 single family homes, 25 lots and 4 condominiums. If you haven’t visited this scenic golf community on Tellico Lake, this elegant neighborhood provides an opportunity to live in among the affluent starting in the high $100k’s. Single family homes start in the $400k’s. The majority of the homes are lakefront and golf course McMansions, although low maintenance villas and condominiums are available. Many of the lakefront homes have dockage rights and boat slips on Tellico Lake.

The long distance views of the Great Smoky Mountains at sunset always pop into our mind when we think of Rarity Bay as you'll see in the photo above. This well maintained Tennessee lake community is one of the finest in Eastern Tennessee. Rarity Bay’s large number of social clubs provide plenty of opportunities to connect with neighbors and meet new friends. TELLICO HARBOR - MARYVILLE TENNESSEE

Located next to door to what’s considered the crown jewel marina of Tellico Lake, the Eastern Tennessee lake communities Tellico Harbor and Harbour Place border both sides of Tellico Marina in Maryville. The full service marina is connected to the community and has a floating restaurant. The Tellico Harbor topography consists of gentle slopes leading down to Tellico Lake. The majority of homes are ranch style brick homes or have American Craftsman architecture. Lots for sale can be found under $20k. Homes for sale begin in the $200k’s and exceed $600k. According to MLS in 2011, there were two lots sold and four single family homes. Detailed pricing information is available to members. 

HARBOUR PLACE - MARYVILLE TENNESSEE

Another Tellico Lake gem, this upscale lake community has some of the most gorgeous views of Tellico Lake and elegant lakefront homes on the Maryville side of the lake. Paved roads weave in between hardwood forest opening up to expansive views of Tellico Lake. Many of the lake homes have boathouses, boat docks and beautiful backyards on Tellico Lake. This lake community began in early 2000. Underground utilities include city water and sewer. Homes styles of all types begin in the high $200k’s and exceed $800k. Wooded lots for sale can be found under $20k.

FOOTHILLS POINTE - GREENBACK TENNESSEE

Located on the Maryville side of Tellico Lake, this delightful 120 acre Eastern Tennessee lake community established in 1989 is situated among rolling hills providing high elevation lake views or lakefront homes directly on the lake. About half of the 193 lots have homes built to date. Foothills Pointe has a community boat dock, boat ramp, lakeside clubhouse with a swimming pool and tennis courts. Neighbors are very friendly taking pride in their lakefront gem. Utilities are underground including gas, a rarity on Tellico Lake. Lakefront homes for sale start in the low $300k’s and wooded lots begin under $50k. HOA fees are $660 per year. According to MLS in 2011, one lot sold and 2 single family homes.
