Community Update - Ladd Landing and Tennessee National on Watts Bar Lake

Notes from our April 2012 research trip...
LADD LANDING - KINGSTON TENNESSEE
Just west of Knoxville, this Eastern Tennessee lake community on Watts Bar Lake offers beautiful long range views of the lake. We had the chance to tour this neighborhood with real estate developer Matt Caldwell. We visited the soon to be completed clubhouse with wrap around porches, a stone fireplace and beautiful heated swimming pool. The grand opening of the clubhouse is planned for the summer of 2012. One home was under construction and two more homes were in the process of architectural review. Ladd Landing’s architecture is particularly interesting as it reflects a combination of New Orleans, Victorian Row and Lowcountry embellishments. The $2.5 million dollar two mile biking and hiking trails were almost finished leading to the William B. Ladd Park on Watts Bar Lake and boat ramp.
The Kingston area suffered a setback in 2008 when the TVA Kingston Fossil Plant dike failed spilling coal ash into Watts Bar Lake threatening the water table. As of December 2010, the clean up was completed and things are now back to normal in Kingston. Loudon real estate developer Matt Caldwell was excited to share with us the renewed interest in Ladd Landing, a classic example of new urbanism. Within walking distance of this Tennessee lake community, residents have access to a grocery store, hardware store, medical offices and restaurants. In September 2012, the Kingston City Hall is moving its headquarters to the former Kingston Medical Plaza at Ladd Landing. TENNESSEE NATIONAL - LOUDON TENNESSEE
A Greg Norman Signature masterpiece, this Eastern Tennessee golf community on Watts Bar Lake continues to be one of the most beautifully maintained Loudon real estate developments. We’ve had our eye on Tennessee National over the years monitoring the staff changes and pending land tract sale to a new investment group. As of our visit in April 2012, the community as a whole had not changed hands although rumors are still in the air of a possible acquisition. In March 2012, the golf club began a campaign to increase golf club membership. For a limited time, the club is offering non-refundable memberships for $3,000 instead of $6,000.
Property owners we’ve tallied for scorecards expressed disappointment regarding the fizzled out plans of the community’s marina. Without a boat ramp and dockage, residents at Tennessee National have no way to access Watts Bar Lake within the gated entrance. While lakeview lots are property types offered at Tennessee National, the golf course lifestyle better defines usable community amenities at Tennessee National.
As with Ladd Landing, this Eastern Tennessee golf community is about a long four iron from Interstate 75 and west Knoxville providing quick access to the famous Turkey Creek Shopping Complex, popular with the ladies. We believe once Tennessee National is under new ownership, we will see bulldozers breaking ground again pushing forward with this Loudon real estate development. According to David Woodard, the sales manager of Tennessee National, more than $ 6 million in property was purchased in 2011, 63 lots and 12 single family homes. According the MLS in 2011, there were 7 lots sold and 5 single family homes.
