Could Land Be a Smart Flight to Safety Before the Ominous 2012?

What Will Happen In

The facts are simple; the Dow Jones has gone up 65% in 30 months and has tried twice to break through a ceiling of 13,000 unsuccessfully. The price of gold has doubled in the same time period. To us, it seems risky to buy either at these levels. At the same time, the U.S. dollar is deflating quickly. Many experts predict the dollar's collapse if the U.S. can't get the debt under control. Can you imagine our dollar worthless? It’s hard to comprehend. In the same 30 months, real estate prices have tanked as much as 100%, especially in hard hit areas like Florida, Arizona and Nevada.

Now think back to Y2K. We predict 2012 will be a repeat performance of Y2K and we are naming it the ‘Year of Fear’. Doomsday forecasters claim a number of historical events will happen simultaneously on December 21, 2012 including the possibility of an end to the world as we know it. The 5,126 year old Mayan calendar ends. At the same time, during the winter solstice on December 21, 2012 at 11:11pm, the sun will align with the Milky Way for the first time in 26,000 years creating a barrier of the earth’s energy to the Milky Way. What impact will this have? Who knows. People and businesses took Y2K very seriously. Fortunately, it came and went without a bleep.

2012 is another ‘Year of Fear’ which we all must plan for. 2012 is also a Presidential election year, a year of escalated heated debates as American’s demand resolution from our government for the sluggish economy. Baby Boomers like us, will be keeping a very close watch on Social Security and Medicare to make sure our government does not quietly behind closed doors, take away our benefits at the 11th hour. It doesn’t take a rocket scientist to recognize there are not enough young people paying taxes into the system to fund Social Security over the next 25 years. Add to it, our health care system will be deeply challenged to care for the 79 million aging Baby Boomers likely to be ill without health care costs rising substantially. We Baby Boomers are delirious if we believe America has the financial resources to take care of us 10 years from now and for the rest of our lives. It is up to us to make smart choices.

America’s gluttony behavior of utilizing debt for the past 30 years has created the Perfect Financial Storm and there’s no easy way to preserve capital. To us, it appears the safest place to preserve our assets is by choosing deeply discounted tangible commodities such as land. With careful due diligence, desirable property and improved land can easily be found in attractive gated communities. As we score the best master planned communities in the Southeast, whether it’s the coast or the mountains, we're taken back observing what our money can buy today. We see steals in Eastern Tennessee, Coastal North Carolina, Northern Georgia and Coastal South Carolina without the complications of a short sale or foreclosure.

If you're one of the 40% of Baby Boomers predicted to relocate to the Southeast leaving the harsh winters and high cost cities in the Northeast, buying improved land today is an easy way to stage your new home cost as you prepare to relocate. Building a new home is seriously worth considering because it allows you to build a maintenance free new home instead of maintaining an old fixer upper.

If you wait until 2012, the ‘Year of Fear’ will likely rob you of your courage to move forward with your retirement. In reality, we have a finite number of healthy years to enjoy during our retirement. Talk to your financial planner and find out when they think you should ‘move to safety’ with your investments considering what will happen in 2012. Seriously consider buying improved land in the best master planned communities. We're happy to share with you what we've found in areas you may be interested in.
