Named 2011 Community of the Year by the Greater Atlanta Home Builders, this friendly northern Georgia mountain community offers big city amenities in a national park like atmosphere. There are 22 miles of hiking trails inside the community. Big Canoe spreads across seven mountains bordering the Blue Ridge Mountains and is easily accessible from Interstate 575. Gibbs Gardens and Amicalola Falls State Park are less than 10 miles from Big Canoe. Gibbs Gardens is Georgia’s equivalent to The Biltmore Estate in Asheville and Amicalola Falls is the tallest waterfall in the Southeast cascading 729 feet.

Established more than 20 years ago, approximately 2,600 homes have been built to date at this debt free community. We had the pleasure of touring the newest model homes in the Twin Creeks neighborhood. We also kayaked peaceful Lake Petit. Community amenities include a 27 hole championship golf course, gorgeous clubhouse, tennis courts, high tech fitness center, indoor and outdoor swimming pool and marina. Just beyond the gated entrance is a grocery store, retail shops and more restaurants. Every Saturday, local vendors cater to Big Canoe residents selling farm fresh vegetables, fruits, homemade cheeses, jams, jellies, baked goods, pottery to handmade jewelry at the Village Festival on Cove Road.

We find Big Canoe offers tremendous value considering the level of amenities offered and home prices. HOA fees are less than $250 a month with full golf privileges. Property owners can also pay a la carte for amenities utilized. Big Canoe homes can be found in all price points, beginning in the mid $100k’s to well over $1 million. ACHASTA GOLF CLUB - DAHLONEGA

Still in court appointed receivership, there is no new news about Achasta’s ownership. Interest in Achasta has increased spurring rumors of new 3 bedroom 3 bath fairway villas being built overlooking the 18th hole and Bear Paw Mountain. Reynolds Communities developed Achasta, an attractive Georgia mountain community. Achasta Golf Club looked great during our visit and is well maintained. Community amenities include a Jack Nicklaus Signature golf course, clubhouse, outdoor swimming pool, tennis courts and walking trails. The crystal clear wide Chestatee River parallels the golf course and is a popular fishing, kayaking and canoeing river.

Achasta Golf Club’s Family Heritage Membership includes generation privileges to members parents, children and grandchildren, together with each of their spouses, so members can include golf with their families, regardless of age. Achasta’s location is an important attribute, being so close to downtown Dahlonega. America’s first gold rush town of Dahlonega is absolutely charming! MONTALUCE - DAHLONEGA

Not much has physically changed since our visit last year. It was a rainy day and we found ourselves dining at Le Vigne, Montaluce’s delicious restaurant overlooking the vineyard. A popular wedding venue, this Le Vigne clubhouse and tasting room overlook the vineyards with the layered Blue Ridge Mountains in the backdrop. This Tuscany theme master planned community’s progress stalled when Beecham Builders when the community’s real estate developer went into foreclosure at Montaluce.

We are keeping our eye on this unique Georgia mountain community because of its proximity to downtown and the way it has been folded into a working vineyard and the community’s landscape. Property owner scorecards we received confirm confidence in the community’s potential. We’ll keep you posted on Montaluce. Until we confirm new ownership/investment in Montaluce and progress with development, Montaluce is ONLY on our ‘watch list’.
