- SEABROOK ISLAND CHARLESTON - The oceanfront golf club is reporting a profit for 2011 with over $ 2 million in the bank, including $1 million designated as reserves. Built in the late 1970’s, this established master planned community is about 30 minutes south of Charleston and is adjacent to Kiawah Island. Important to know, Seabrook Island gave itself a facelift during the past 5 years and has added new community amenities. In 2009, the Seabrook Island Club House opened its doors, an interior and exterior designed clubhouse overlooking the ocean jumping off the pages of an architectural magazine. This Charleston neighborhood already has two modern clubhouses to enjoy: The Lake House and Beach Club. The Seabrook Island Racquet Club received $ 1 million in upgrades too and is the community’s championship tennis facility. Just beyond the gated entrance, the Bohicket Marina has deep water boat slips available. Seabrook Island’s Equestrian Center offers full boarding and the opportunity to horseback ride on the beaches. For about $450 a month, property owners have access to Disney-style amenities not including golf. Golfer's have two golf courses to play at Seabrook Island, golf dues about another $700 a month.
- KIAWAH ISLAND CHARLESTON - The 2011 sales numbers have not yet been released for Kiawah Island although we will be posting those figures shortly. Kiawah Island is offering 45% off their Golf or Gourmet Discovery Packages until February 26, 2012. Thinking of buying at Kiawah to live in a resort-style Charleston neighborhood? We believe in the principle buy on rumor, sell on news. Don’t get caught in the wave of selling. If you are considering purchasing at Kiawah Island, you may want to wait until after the 2012 PGA Championship event in August. We expect home prices to settle down after the championship tournament although you may have to wait for a larger selection of homes to become available. - DANIEL ISLAND CHARLESTON - Reports an increase of 13% in sales over 2010. With less homes to sell, new construction activity has increased at Daniel Island. Just over 10 years old, Daniel Island is debt free Charleston neighborhood and has 8,500 homes built of the 15,000 planned. This island development west of the beaches is one of the most active bedroom communities we’ve seen. For folks who want to give back to the community, Daniel Island's philanthropic efforts as a community impressed me which included block parties to benefit Haiti, Pork N Pearls, Shuck for Soccer, Backhands and Birdies, Park Day, SIP of Daniel Island, Paint the Town Pink and the Daniel Island Holiday Festival. The real estate developer of Daniel Island built white picket fence neighborhoods, schools of all levels, shopping centers, churches and a world class tennis facility, home to the Family Circle Cup. When comparing to Kiawah Island, Seabrook Island and Wild Dunes Resort, Daniel Island’s proximity to the highway provides quicker access to downtown Charleston, the Charleston airport, the Medical University of South Carolina ( MUSC ) and five hospitals. Ask us for the new home floor plans which are priced in the mid $500k’s. Two bedroom two bath condos for sale can still be found under $200k in this South Carolina coastal community.
- WILD DUNES RESORT CHARLESTON - Surf’s up and away from the hustle and bustle of downtown Charleston. Located on the Isle of Palms to the north of Charleston, this island resort community built in the 1970’s is the least expensive golf community in Charleston and is home to two Tom Fazio Signature Design golf courses. Wild Dunes Resort is on the list of the Top 10 U.S. Tennis Resorts. What makes Wild Dunes Resort unique from the rest of the Charleston master planned communities is the availability of deep water homes just off the Intracoastal Waterway. The Isle of Palms and Dewees Marina are at the entrance of the Wild Dunes Resort waterway. HOA fees are less than $70 a month without joining the club.
