2017 Asheville Market Report

We’re happy to report Asheville has had another solid home sales year and that’s something to sing about. Median home prices have risen about 6% paralleling the national average. The low point of the market over the past 10 years was in September 2011. Since then, Asheville neighborhoods prices have risen 56% (or about 9% per year). The strongest segment of the market continues to be homes priced under $300,000. Yes, brand new homes in Asheville NC can be found starting in the high $200’s as developers crunch costs and shrink home footprints. Here's a few more helpful Asheville area stats:

• Average median home price $250,000
• Homes sell for 95-97% of asking price
• Average square foot price $140
• Approximately 800 homes sold per month
• Homes for sale are under contract in less than 60 days

We believe the coming year may spark a stronger interest in Asheville once again as some folks shy away from the hurricane prone areas. It’s hard to dispute the ever changing scenic beauty found in the region. The Blue Ridge Mountains immerse the area with forest-scented fresh air, cascading waterfalls and thousands of miles of hiking trails to explore. Folks who live here treasure it’s free-spirited renegade attitude. Many are ‘green’ conscious minimalists with an intense appreciation of expressive art and live music. The place where ‘organic’ and ‘non-GMO’ are common words that roll off everyone’s tongue.

Asheville’s cultural scene is always making the news as micro-breweries continue to dig their roots in. Trendy breweries that opened recently include Sierra Nevada and New Belgium Brewing Company. Boutique breweries who opened in 2017 include Habitat Tavern & Commons, Hillman Beer, Ginger’s Revenge, and Archetype Brewing. It’s likely the underground mountain aquifers and temperate rainforests contribute to the beer producing craze in the area.
