Membership to the club is mandatory. WindRiver is developed along 5 miles of shoreline 350 single family homes are planned of which more than 200 are lakefront homes.  Approximately 40 homes are built to date. Home sites range in size from half an acres to 2+ acres and are priced from the lower $100k’s to the upper $600k’s.  All homes are custom designed and built by the some of the most reputable home builders in Eastern Tennessee. "Windriver is an incredible community to live in. I bought a piece of ground there in 2017 and began building our home in 2018. Over the past year the development has grown exponentially! You wont find a more beautiful area in East Tennessee to experience all 4 seasons that we are lucky to have in TN. The golf course is immaculate, the marina is top of the line, and our pool and wellness area is first class too. The house is set to be done hear in a few weeks and cant wait to live in our dream house in our dream community/neighborhood! "

"Great golf course. The best around. Marina very nice. Citicos is nice, very nice. Pool and area around it is beautiful. This place lacks a fitness center as what they have in the office basement does not meet standards (no shower etc) Needs a fitness center and indoor pool and a bar and grill aka sports bar. "

"Not the happiest. Management strong arms potential buyers of property to buy through their company or charge additional fees. For example, if you buy through their company, you pay $180/sq ft to build or $250/sq ft if you buy through an outside real estate firm. Buy through them, get 2 years of free HOA fees and a free golf membership. Buy through another real estate firm, NOTHING. This should be illegal and other members of the neighborhood should also get 2 years off the extremely high HOA fees."
